OBJECTIVE

HLR performs various appraisals and review appraisals for highway improvement projects in northern Illinois. Appraisal reports are prepared for residential, commercial, and industrial properties for use in eminent domain and condemnation. Some of the projects we have completed are listed below.

PROJECT DESCRIPTION

Some of the projects we have completed are listed below:

Bell Road at 143rd Street (Village of Homer Glen) – Will County Division of Transportation

Intersection improvement project that included appraisal reports for approximately 50 parcels for right-of-way acquisition.

Manhattan-Arsenal Road over Jackson Creek – Will County Division of Transportation

Performed valuation services for three parcels in accordance with the Illinois Department of Transportation Land Acquisition Policies and Procedures Manual.

Laraway Road Offsite Utilities – Will County Division of Transportation

Performed appraisal reports for nine parcels for the Laraway Campus Public Safety Facility.  Appraisals of permanent and temporary easements of right-of-way for utility lines.

IL 19 at Woodale Road – HR Green Company

Provided both complex and non-complex appraisal reports for 15 parcels in DuPage County as a sub-consultant to HR Green.

Prospect Street (Village of Marengo) – HR Green Company

Valuation Reports, non-complex appraisal -1 and appraisal -2 reports were prepared for 12 parcels located in McHenry County.

East New York Street (Kane and DuPage Counties) – HR Green Company

Provided appraisals of approximately 20 parcels for a project located in Aurora.  Reports including non-complex -1, non-complex -2, and waiver valuations were prepared.

Various Appraisals for SAAGs – Illinois Department of Transportation

Prepared various appraisal reports for use in condemnation proceedings for various Illinois Department of Transportation Special Assistant Attorney General such as Burke, Burns & Pinelli, Ltd; Holland & Knight; Francis Bongiovanni; and Green & Letts.  Reports were prepared for parcels on various Illinois Department of Transportation projects in compliance with the Uniform Standards of Professional Practice, and the Illinois Department of Transportation Land Acquisition Policies and Procedures Manual.

South Street – City of Elgin, Illinois

Prepared an appraisal report for one parcel needed for the extension of South Street west of Randall Road.

Various Parcels – Elgin Community College

Prepared appraisal reports for vacant land in Elgin and property on Plank Road in Hampshire.  Appraisals were prepared according to the Uniform Standards of Professional Practice.
